Reasons for SSR Resale Prices Rising?

Been watching the DVC resale market for a while and have noticed that the prices for Saratoga Springs seem to have climbed $10-$15 a point over what they were a few months ago. Earlier this year there were any number of listings around the 200 point level that were asking $75/pt, and now there's nothing below the low-to-mid $80s.

Was wondering if this was attributable to the Disney Springs refurbishment and SSR's close proximity to this newly re-popular area? Could it just be a current supply-and-demand thing, or a response to ROFR buy backs by Disney? Or is it a seasonal thing with owners looking to recover some 2017 dues? (haven't noticed the same trend at other resorts though)

Anyway, just curious if anybody had an explanation.

I would also guess it would be related to it being within walking distance to Disney Springs.

In the last year or so, the prices at AKL have been going up, too, for resale. It seems to be a bit of a trend for some of the resorts. With the cost of "new" points getting so high, maybe there is even more of a demand now in the resale market.
